A storage month is a few hundred small charges on one morning, then the handful that didn't go through. QuixChex bills the rent, keeps every unit on the books by size and status, and puts the failures at the top with the unit number and the amount already attached.
How a rental runs
A 10x10 goes out on the 14th. First month, the admin fee and a disc lock go through at the counter, and the unit stops being empty. Rent charges on the first from then on. In March it bounces — and it's at the top of the past-due list with the unit number, the amount and how far behind they are, next to two others. Week one, not week four.

Three different numbers, counted separately. A unit that's swept and rentable today isn't the same thing as one with a bent door waiting on a part, and the empty ones carry the rent they aren't earning.

The counter is a price list. Locks, boxes, tape and mattress bags ring up against the tenant who bought them, on the same account as their rent.

FAQ
No. No two states run it the same way. Texas has no statutory day count for denying access at all — your lease is the authority. California’s is set by statute, and Florida’s clock starts at the rent due date rather than at default. QuixChex shows the money that hasn’t arrived and how far behind each tenant is. Notices, overlock and sale stay with you and your attorney.
You set the amount; it isn’t calculated for you. Late fee caps are state law and they differ — the greater of $20 or 20% holds in several states, while California is tiered and caps at 15% once rent is over $100. A default that guessed would compute an unlawful fee somewhere, so the fee is a line on your price list with your number on it.
No. It’s a protection plan you sell and bill monthly, and QuixChex doesn’t underwrite or administer it. Whether you can sell it, and under what licence, is a question for your state — the same as the lien clock.
No. QuixChex doesn’t connect to gate controllers or access keypads, so codes are switched on and off wherever you do that today. Plenty of small sites have a keypad that was never networked, or no gate at all.
Yes. Each unit is its own rental at its own rate on the same tenant, which is ordinary here — somebody takes a 10x20 and a parking space, and each charges on its own.
Yes, and both ends of it — the day they take it and the day they give it back, on the rental itself. The tenant gets the first set the day they take the unit. If it ever ends in a lien, that is the trail.
You decide. Charge a partial first month or a full one, and the move-in is itemized either way — first month, admin fee, a lock, protection if they took it — so the figure on the record is the figure that changed hands.
No, though you can use one. Card and ACH run through the gateways QuixChex integrates with, and a cash sale at the desk is recorded properly so the books still balance.
